What is Carefree Country Club?
|

A not-for-profit cooperative corporation owned entirely
by its 400 shareholders (members) and operated as a limited partnership.
|
How Do I Become A Member?
|
|
When you purchase your site, you automatically become a
shareholder (member) of the corporation by way of a proprietary lease and a 1/400th
owner of the entire park, including all facilities and common ground.
|
How Do I Own A Specific Site?
|
|
When you have membership in a cooperative, a proprietary
lease is issued stating your exclusive right to occupy your specified lot and
you are deemed to own that lot. This proprietary lease can be sold,
transferred or willed to your heirs.
|
What Are My Voting Rights?
|
|
There are 400 members of the association and each member
(unit owner) shall have one vote. When more than one person holds an
interest in a lot, the multiple owners shall appoint one of the owners as
their designated voter.
|
Can I Rent My Unit When I Am Not Here?
|
|
No, Renting of individual lot sites is prohibited.
However, there are 4 lots designated as rentals, and can be reserved for
guests of members for a period of up to 7 days. There is a small fee
for rental.

Am I Required To Pay Rent Or Land Use Fees?
|
|
Yes, members are assessed each year for maintenance and use
privileges, determined by a careful budgeting process and managed by the
board of directors. Members are allowed to use all recreational and commonly
used facilities without a fee.
|
How Is Carefree Managed?
|
|
A Board of Directors, consisting of seven members, is
elected by the shareholders, manages Carefree. A resident park manager
and staff, operating under the Board’s direction, handle the daily
operations.
|
Does Carefree Have Home Sites And Units Available For Sale?
|
|
All members have the exclusive right to sell or transfer
individual lots. Carefree has a membership resales team available to
show listed units, and assist in transfer of ownership.

Who Has Golf Privileges?
|
|
Members and their dependent children, up to age 18 and
attending school, have free use of the golf course. Guests may golf
with members, who must pay green fees for their guests.
|
Are Utilities Included In The Annual Assessment?
|
|
Water and sewer are included, members are responsible for
electric, gas, and telephone.
|
Can I Have My Own Golf Cart?
|
|
Yes. Golf carts, motorized and electric are allowed
as transportation within the park and on the golf course, subject to operating
rules and good common sense.
|
Are Guest Permitted To Use The Facilities?
|
|
Yes. Guests of members are welcome. There is a
guest fee for use of the golf course and other restrictions may apply.
Owners are responsible for their guests, and rules of common courtesy will be
used.
|
Are Sites Subject To Real Estate Taxes?
|
|
No. Real estates taxes are assessed on the park as a whole
and are included in the annual assessment fee. Members are responsible for
personal property taxes, if any.
|
What About Shopping?
|
|
Carefree is within 10 miles of the cities of Becker, Big
Lake, and Monticello, and within 25 miles of Elk River and St. Cloud, which
offers many opportunities for shopping.
|
Is Carefree A Regulation Golf Course?
|
|
Yes, Carefree is MGA rated. Par 62/4012 yard for men
and Par 64/3710 yard for women.
